    Property Voyeurism

    With a baby born just as the pandemic set in and another on the way, I've been pretty homebound the last 18-months. I admit to having developed a seedy "real estate porn" addiction and find myself browsing listings in multiple geographies and categories. I figure it's not cheating if I love my house but just want to, you know, look.

    Figure there might be a few fellow property voyeurs out there...

    Anyway, this $45M Wyoming ranch up for sale from an oil heiress caught my eye. Here's the Sotheby's listing.

    I can't tell my near Jackson-based family about this. They'd never forgive me having been the victims of the COL price out in Jackson the last few decades as its attracted the Silicon Valley, hedge fund, and Hollywood crowd...

    I love looking at real estate. It often makes me really depressed, but it is fun to see how the other half lives. I live in Manhattan where I have a shelter about 500 feet south of me and a building where apartments start at about $9 million 500 feet north of me. And now when I walk in Central Park I have the sun blocked by the hideous towers that have gone up with $50+ million apartments that are never actually occupied.

    That is a great house - not 100% my taste in decor but generally nicely done and appropriate for the area. And amazing that it is likely a second (or third or fourth) home. Taxes are $128k a year. And when you scroll to the bottom of the listing, it shows similar houses for sale in the area at $48MM, $34MM and $27.5MM, so it is not a total outlier - I knew there were plenty of nice properties out there, but not that many in that price range.     Always looking for a bugout location. I'm good for $100k if my family can be guaranteed a spot among the farm hands when TEOTWAWKI happens.

    You can come visit me, got a spare room. No farm hands but a fair amount of elbow room. Fruit trees - cherry, peach, apple, apricot, plum - for the picking. The homegrown horseradish will toast the taste buds. Got more thyme than I need, generally speaking.

    Personally, I plan on sitting on the front porch sipping gin and tonics when TEOTWAWKI happens. I figure it'll take a while to get here. I'll watch the fawns play in the kiddie pool and the grandkids in the yard or climbing trees in the meantime.

    Some people stock ammo and food. I'm stocked up on coffee, bourbon, scotch, and wine. The gin and tonics are a seasonal addition/affliction.

    I’m into stalking my old/former homes on Zillow. I’ve found some interesting stuff.

    Zillow showed my childhood home, listed at 974 sq ft, as selling for $650k five years ago. It’s in a small NC town with furniture and textiles as the major industries.

    The home I lived in for 30 years in SC and sold for $300k seven years ago sold two years ago for $1.1M.

    My takeaway from seeing these prices is that someone figured out that I lived in these places and is banking on them being historically important.








    Minor disclaimers:

    1. Zillow might have made a small (order of magnitude) mistake in the price listing for my childhood home.

    2. The fact that the builder I sold my home to tripled its square footage might have increased its value.

    I like properties that fit the landscape they're in and I also prefer livable homes to opulent museums. There are a lot of Jackson Hole properties like that. My cousin has lived in the area for 20 years now and at least one of his hustles has been caring for some of these extravagant homes that are unoccupied 300+ days/year. It's a lot of silicon valley, hedge fund/wall street, and hollywood (Harrison Ford, for example money.

    I'm also a fan of older architecture and generally don't like modernist homes, though there are some exceptions. I appreciate their simplicity and functionality but not their livability.

    You know, we're in our first home so I've never stalked my old houses but I'll have to do it. I do keep an eye on valuations of my neighbors though! I tend to triangulate Zillow, RedFin, and Realtor.

    How about a castle with a view of France?

    700-year old Castle Lympne in the south of England for $15M. You can see France from your house!

    I don't mind being prepared (for a bad winter storm, for a direct hit from a hurricane) such that it won't be hardship to go 2-4 weeks without leaving the neighborhood. However, as far as TEOTWAWKI goes, I know my family. whenever the end comes my family has until June to live it up and then at the first bad heat wave we are simply going to melt and die without our air conditioner.

    Although, i do live just a few miles from a working water powered mill, not too far from a NC State's educational farms and a few hundred side of cattle + chickens + whatever else they have. I'm trying to convince my wife to get solar + battery for the house so then maybe we can make long term end of the world plans, but until we can survive a summer, it's really all moot.

    Ironically, I looked up my old townhouse in the property records the other day. The woman who bought it got married!

    Its Zestimate is also more than twice what I sold it for six years ago. If anyone pays that, they are not smart. The neighborhood was going downhill when I moved, and from what I have read, it has gotten much worse.

    House hunting is the most fun when you're not actually in the market.

    Hah hah. I think our longevity in a doomsday scenario depends a lot on the type of doom. Zombies and weather cataclysm are two different things. Alien invasion is a third.

    I rented in a glorified three bedroom frat house right after Duke (20+ years ago) in an up-and-coming neighborhood in another city. I potentially could have bought it at the time for very little but I moved out of town. Someone else bought it a few years later, fixed it up, flipped it, and it is now worth 2.5 times what I would have paid for it, and I don't think they spent that much fixing it up.

    In a doomsday scenario, it would not have been a very good place to live. So there's that.
